This ranch/farm property is located in central eastern Alberta south of Stettler, Alberta (Canada) in the Byemoor area on Gough Lake (a dryland lake) in the County of Stettler.

Initially established in the early 1900's, the 200 cow ranch has been leased and well managed by a resident family for the past fifteen years.

Consisting of eleven (11) titles and three grazing lease parcels, the existing property provides a good basis for a modest cattle feedlot operation. The farm has seeded grass land, natural pasture with dugouts, as well as functional corrals, calving barn, cattle shelters, watering system, two quonsets and two residences.

Some titles currently generate annual petroleum lease revenue.

 

Info Update No.1 July 10, 2006 - This prairie ranchland is relatively private and secluded. Situated next to a dryland lake, it is a natural refuge for waterfowl and wildlife. The area provides a comfortable habitat for whitetail and mule deer, antelope and some moose. As well, the site is a common
route for migratory geese and ducks. This property provides considerable recreation value for owners who are traditional outdoor sportsmen.

Info Update No.2 July 12, 2006 - Exploritory development of coal bed methane gas recovery, currently being conducted in the Hanna/Stettler area, has increased industry's interest in this vast coal reserve. Should commercial development of this resource continue to prove viable, there may be potential for further resource revenue derived from this property, given its geographic location.

Info Update No.3 July 14, 2006 - Gough Lake is virtually dry, thus producing a large area of hay avialable for harvest. With the timely approval of Provincial and County authorities this hay can be readily obtained by the adjacent land owners and grazing lease holders.

Tender Information

Tenders may be accepted on separate titles and/or two or more titles as a unit. Possession date to be December 1, 2006.

Tenders in sealed envelopes accompanied by a certified cheque made payable to "James A. Hunter Professional Corporation – In Trust" or cash for 10% of the amount of the tender must be delivered before 12:00 noon on Tuesday, August 8, 2006 to the offices of:

The balance of the purchase price shall be paid to "James A. Hunter Professional Corporation – In Trust" within 30 days after acceptance of the tender. Tenders are irrevocable and shall remain open until dealt with by the offices of James A. Hunter. If a successful tender does not complete the purchase after acceptance of that tender, the deposit shall be forfeited. The highest or any tender will not necessarily be accepted. The owners reserve the right to reject any and all tenders. Deposits received from unsuccessful tenderizers will be returned to them.
